Home Improvement Suggestions & Examples

PRESSURE TREATED WOOD DECK: Utilizes 4” X 4” PT support posts, set in concrete, outdoor grade, pressure treated lumber, galvanized bolts, nuts and washers, fastening support joists to posts, Stainless Steel deck screws to fasten deck planks to support joists. Edges of deck planks are “eased” or “rounded over” with a router.

Optional railings are available in wood, steel, or aluminum, each with different design characteristics and pricing.

ADDITIONAL FEATURES AVAILABLE: Multi-level decks, steps, ramps, or approaches are quoted separately.

CONCRETE PATIO DECKS: Poured concrete slab, supported by a concrete block stem-wall which is set on a deep concrete footer. Concrete used is 3000 PSI ready mixed, delivered to the job site. (This type of construction is suitable for later conversion of the deck to enclosed, occupied space. Slabs on grade, with no footer, do not meet this section of the code requirements)

Basic Specifications:
Poured and finished patio deck concrete surface in broom finish with borders edged. Concrete is 5 to 6 inches in thickness with reinforcing welded-wire grid in the slab area and #5 rebar at edges and corners to facilitate future enclosure.

Pricing includes the following labor and materials:

1. Scrape area for footers, dig stem-wall footers, and place reinforcing bars.

2. Pour Concrete into footer – 3000 PSI Pump Mix (Includes delivery & Pump rental )

3. Set concrete block for stem-wall and fill with concrete.

4. Fill in center of stem-wall with available fill dirt, to prepare for concrete slab. (Cost of extra fill needed is customer’s responsibility) Pour and Finish concrete – Broom finish, floated edges.

5. Remove & haul off forms and clean up debris from concrete work.

NOTE: Standard patios are normally poured at 4 inches but are not suitable for future enclosure. If future enclosure is not desired, the project can be accomplished at a somewhat reduced price. This thickness reduction option does not apply if a stem-wall is required.

UPDATED ENTRY: Some earlier designed homes, even though they are well built, lack the curb appeal of more current designs. No problem! We can design and build an improved entryway for your home. This improvement not only adds real value to your home through “Curb Appeal”, but you and all your guests will enjoy it every time you enter or leave your updated home.

ROOF CHANGE or ROOFLINE MODIFICATION: Some homes have small additions with flat roofs. When modifying these older “Florida Rooms” or “Sun Rooms” it is often a good improvement to replace flat roof designs with gables or hip roof designs, using engineered, pre-built trusses, designed especially to fit your home. In utilizing this technology, your addition becomes part of the overall design of your home and minimizes that “added-on” look that can develop if you don’t plan for the overall harmony of your home’s design.

ROOM ADDITION: May be designed to include either concrete block wall construction or 6 inch galvanized steel stud wall construction. The exterior of the walls is finished in stucco. Walls are built on concrete slab and footer as required for grade and elevation. Pre-cast concrete products are used over door and window openings and roof is constructed of engineered roof trusses, or stick-built on site, covered with 5/8” plywood sheeting, black felt, for dry-in, and shingled with Timberline 20 Year shingles (Tile or metal roofing is available at extra cost) Walls and ceiling are insulated and covered with conventional drywall and finished. No paint, fixtures, or A/C mechanical work are included, as standard. (Additional A/C ducting may be installed as an extra cost option, if required) Trim is limited to standard baseboard and the casing supplied with customer’s choice of pre-hung doors. Due to the abundance of door and window choices available, and the varying cost, any required doors and/or windows are an extra cost option, based upon customer selection.

We begin work to determine feasibility of your desired project or addition objectives and features, by reviewing a sealed copy of a current survey and an elevation certificate that you provide of your property.

Architecturally designed plans, drawn by a licensed architect, signed and sealed by a Florida Registered Professional Engineer, will be required to obtain any required Building Permit, authorizing the construction of a room addition or structural modification. Informal drawings may be sufficient for wooden decks, but concrete decks, built above grade on a stem-wall, will also require engineered drawings. Riviera Bay Builders, Inc., will facilitate the drafting and certification of any and all required drawings and engineering, through one of our drafting and engineering sources, under a separate agreement, and when you purchase this service, you own the completed drawings. You will also be required to cover the cost of required drawings and/or engineering, as may be required to meet building department regulations for obtaining proper permits.
