How We Work With You

When you call us at Riviera Bay Builders, the first thing we do is set a convenient time to have our engineering and design professionals meet with you to physically look at the potential project site and discuss your objectives with you. If you are interested in remodeling an existing property and adding on, we carefully examine the structure and layout of the existing building, with the thought of how to best combine your objectives and desires, into the existing structure, in the most cost effective, practical, and structurally sound manner. Sometimes, there are a number of ways to achieve the results you want, but one may be better, stronger, and more cost effective, simply because we can build it in a way that is in harmony with the current structure.

After determining the features and objectives of your project, and how to best combine it with the existing building, we offer you the opportunity to have plans drawn. Once the preliminary set of plans is completed, which takes about three weeks, we set an appointment to deliver and review these preliminary plans. Although these plans are full-sized and represent the way the project could be done, it is by no means the final word. At this point, you are free to move doors and windows, make preferential changes, and generally modify any part of the project, with the exception of structural and code required items. We use a red pen and, after discussing the scope and practicality of the changes, we “redline” the changes on the preliminary plans, marking and describing the items of change as we go.

Your plans will always be signed and sealed by a Registered Professional Engineer, listed with the state of Florida. We utilize ONLY Florida Registered Professional Engineers for the development and certification of approved plans. Among those qualified to sign & seal plans, we have only recognized professionals as our working associates, including the following:

A current commercial building reconstruction project is being engineered and drawn by Kenneth S. Risley, P.E., C.G.C. of Florida Tectonics, Inc., as engineer of record. Rules and regulations regarding the design, engineering, and signing of construction plans are a serious matter and must be handled ONLY by approved professionals. We adhere strictly to these rules and regulations.

After the final plans are drawn, with all your changes incorporated, we include all the structural pages and Florida product approval codes (which are now required in all municipalities). At this time, we are able to enter into a Construction Services Agreement, apply for permits and, when permits are granted, we begin to build your project.

We keep you involved in the process, informing you as things progress. We welcome your scheduled examination of the work being done and one of our principal staff members will walk the jobsite with you and answer your questions.

If any additional items are to be added, or things changed, after construction plans and permits have been obtained, these changes, additions, or deletions, may be made by a document called a “Change Order” which describes the change or extra work, sets forth a price for the change, and estimates the time, if any, that the change or addition will add to the time of completion on the project. Change Orders must be signed and dated by both you, as the homeowner and a representative of Riviera Bay Builders, Inc., in order for the Change to be implemented. Change Orders are normally billable and payable at the time of creation.

When your job is completed and all required inspections have been passed, the final contract payment is due and payable. As a bonus feature, we provide – at no additional charge – a CD containing photos of the project, from start to finish, as a record of the entire process and how it was achieved.

We take the worry out of the construction and home improvement process. We handle the details, so you don’t have to.
