Plans Process

If you are going to improve, you will most likely need a permit. If you need a permit . . . You need plans. Plans are a requirement for most home improvements. You must have them. In most cases, they must be professionally drawn and signed & sealed by a Registered Professional Engineer that is listed and approved by the State of Florida and your local Building Department. We can handle the entire process for you, while you still retain creative control. This is the first step in any type of renovation or construction and we are fully versed in the process.

Your plans will always be signed and sealed by a Registered Professional Engineer, listed with the state of Florida. We utilize ONLY Florida Registered Professional Engineers for the development and certification of approved plans. Among those qualified to sign & seal plans, we have only recognized professionals as our working associates, including the following:

A current commercial building reconstruction project is being engineered and drawn by Kenneth S. Risley, P.E., C.G.C. of Florida Tectonics, Inc., as engineer of record. Rules and regulations regarding the design, engineering, and signing of construction plans are a serious matter and must be handled ONLY by approved professionals. We adhere strictly to these rules and regulations.


We take the trouble and worry out of this beginning phase, to help expedite a successful project. Here is how the process usually goes:

  1. Preliminary meeting to discuss the rough layout of the addition.
  2. We conduct a full-scale architectural design session and develop fully engineered and architecturally designed plan sets for your review. After we have drawn a full set of preliminary plans, I deliver them to you to review.
  3. You and I review the plans and make any desired changes, using a RED PEN and I take all appropriate notes.
  4. I thoroughly review the notes and create a “change list” for the architectural designer, so that he can include any changes correctly in the final plans.
  5. The architectural designer re-draws the final set of plans, including any changes you and I submitted. This drafting phase will include all detail sheets and Florida product approval sheets.
  6. We deliver to you five (5) complete sets of plans. The first three (3) sets are signed and sealed for permitting and will include the Florida Product Approval sheets. The next two (2) sets of plans are complete with detail sheets, elevations, etc., and are intended for use by construction trades during construction.
  7. At this time you can then take the sealed and signed plans to the building department and apply for your permits . . . Or we can do it for you, if you hire us as your construction contractor.
  8. During plan review by the City, the examiner usually has a comment letter and asks for additional details or clarification. If we are your contractors, we handle the plans and the comment letters, and we provide any additional items, designs, and/or engineering that the City requests. We do this for you at no additional charge.

The fee for this service – Full and Complete – is separate and apart from a Construction Services Agreement. You own the completed plans and have complete freedom to do the project yourself, hire another contractor or, as we would obviously prefer, you can then sign a contract with us to build your project or make the improvement.

Important Terms: You pay a 50% deposit in order for us to begin the process. You pay the balance at the time we deliver your three sets of final, signed & sealed plans, ready for you to pull permits.
